Property maintenance for landlords and homeowners
Property maintenance is the steady work that keeps a house lettable and in good order: repairs between tenants, the list of small faults that builds up over a year, and the jobs that stop small problems turning into bigger ones. CRF Services Ltd takes on this kind of work across Rochester and Medway for private landlords, owners preparing a house for sale and anyone who wants one reliable odd job man rather than a different trade for every fault.
End of tenancy repairs
The days between one tenant leaving and the next moving in are short, and every empty day costs rent. The most useful thing a landlord can do is send the check out report or a list of photos as soon as the keys are back. The work can then be planned as one visit with materials bought in advance, rather than a series of call outs.
Typical end of tenancy fixes are filling and patching walls where pictures and shelves have been, rehanging doors that catch, replacing damaged handles and catches, renewing mouldy sealant, fixing loose curtain rails and tidying the garden boundary. The rental property turnaround checklist sets out what to look at room by room.
- Holes, dents and cracks in walls and ceilings
- Doors, handles, hinges and catches
- Sealant around baths, showers and sinks
- Curtain rails, blinds and shelving
- Skirting, architrave and minor timber repairs
- Fence panels and gates
Regular upkeep lists
Some owners prefer to have a property looked over once or twice a year and the small faults dealt with in one go. A dripping overflow, a gutter joint that leaks, a door that has dropped and a patch of mould behind a wardrobe are all cheap to fix early and expensive to leave. Sending a running list with photos lets the visit be timed and priced properly.
Rental refreshes and fixer uppers
Between longer tenancies, or when buying a tired house, a rental property refurbishment is often a matter of finishes rather than structure: making good, decorating, new skirting and doors, new flooring in one or two rooms and a better bathroom. Each of those has its own page on this site, and they can be grouped into one planned booking. Damaged ceilings and walls are covered on the plasterboard and ceiling repairs page.
CRF works as one tradesman, so a refurbishment is planned in sensible stages rather than as a large contract with several trades on site at once. Work such as gas, boilers and new electrical circuits needs a registered specialist, and those parts are pointed out at the quotation stage.
Working with tenants in the house
Not every repair can wait for an empty property. Where tenants are living there, access is arranged directly with them or through the landlord, and the work area is protected and cleared at the end of each day. Photos of the finished work can be sent back to the landlord so there is a record of what was done.
Property maintenance across Medway
Danny is based in Rochester, so Chatham, Gillingham, Strood and Rainham are close by. The Medway handyman page covers the type of repair lists common in those towns. For general small jobs around an owner occupied home, see the main handyman services page.
How to book
Send the address area, the job list and photos through the contact page. If the property is empty, say when the keys are available and when the new tenancy starts, so the work can be fitted into that window.
